Property description:
Unique: alpine pasture and forest property including potential hunting opportunity at the Brenner Pass - South Tyrol

In the municipality of Brenner is located one of the largest private properties in South Tyrol, here we no longer speak of a plot of land, but of a valley.
For sale is 1/3 of the undivided property of approx. 270ha of alpine pasture and forest land in the municipality of Brenner. The land extends from approx. 1.650 - 2.650m above sea level.
There is a possibility of division or joint investment (2/3 belong to a private person).
On the alpine pasture area there are some huts like the Sennhütte, a stable building and another big alpine hut in a higher position.
The buildings are in a bad condition or partly dilapidated. A reconstruction of the existing building volumes is possible according to building law.
The existing cubature could be divided in such a way that for the mentioned portion the establishment of an own Almhütte becomes possible.
Interesting for hunters: connected with the share of the alpine pasture and forest property there is the possibility to apply for a hunting right in the hunting district of the municipality of Brenner. With a total area of over 10,000 hectares, the Brenner hunting district is one of the 10 largest hunting districts in South Tyrol.
The hunting district Brenner offers the hunter a good stock of red deer, roe deer, chamois and many more.
The alpine pasture and forest property is, so to speak, a whole valley..., accordingly an interesting investment opportunity. Due to the geographical unity and isolation from the neighboring valleys, this alpine pasture area offers ideal conditions for the alpine pasture management of e.g. sheep, whereby management contributions and alpine pasture premiums can be applied for on the part of the EU and the Autonomous Province of South Tyrol.

Location:
The municipality of Brenner is located on the border with Austria and includes the villages of Brenner, Pflersch, Brennerbad, Giggelberg, Pontigl and the main town of Gossensass. It owes its fame, among other things, to the Alpine crossing of the same name. However, the main attractions of the municipality are undoubtedly the mighty Pflerscher Tribulaun, the Ladurns ski area and the healing springs in Brennerbad.
At 1,374 m above sea level, the Brenner Pass is the lowest pass on the main Alpine ridge in the Austrian Central Alps and is nestled between two mountain ranges. They are also the watershed between the Sill and Eisack rivers and the main water divide between the Adriatic Sea and the Black Sea. The Brenner Pass was and still is an important lock for international traffic between north and south.
Where the name of the municipality comes from remains uncertain - an Alpine people called "Breuni" or "Brenni" may have given it the name.
