The site context is defined by two distinctive characters: the sea and the mountain.

Located at 250m above the sea and some 500m from the coastline, the site benefits from outstanding 180-degree views of Adriatic Sea, with island of Sveti Nikola in its background.

The peaks and ridges of the mountain, Pastovska Gora, form the backdrop to the North - East of the site. Postovska Gora is well known for its stunning trails and hikes.

LANDSCAPED GARDENS

AUTOCHTHON ENVIRONMENT

The site use to be agricultural land, where local people formed arable parcels within lose stone supporting walls. Remains of the wall structures are still visible.

After years of abandonment the nature has taken its course forming unique landscape of old fruit trees and low wild vegetation. The landscape design aims to blend itself with the autochthon environment.

The focus points of the gardens are old olive trees rescued from the locality. Olive trees will be carefully replanted in Autumn 2023. The landscaped gardens will be additionally enriched by mature lemon trees and indigenous low-grow plants.

Mediterranean cypresses will be planted along the garden boundaries and villas side façades, softening the modern structures.

Sculptural privacy panels along the border between the villas will add to privacy and the artistic feel.

Trees and plants are chosen to survive the local environment with minimal maintenance and watering. Fully automated irrigation system using collected rainwater will enhance the wellbeing of the landscaped gardens.
